Is Austin Texas really that great of a place to live? I keep seeing or hearing about the place. What's up?

I lived in Austin last winter for about five months. I had a fun time, but I would never move there long term. This is the thing... Austin puts itself across as a liberal town, and it is... for Texas. That's the thing though, it's still Texas.

my relatives live there and I wouldn't live there to save the world, the people are very rude, I only thought people in Houston drove horrible and my dad says the cost of living is more there than it was here.
Austin was an exciting place before 1999. Lots and lots of jobs mainly from the IT sector. Jobs are pretty hard to come by there lately. The Internet Bubble burst. Lots of full-time students that would gladly work. Austin is a pretty town. The vast oceans of bluebonnets in the springtime are just fabulous. Lots of nightlife. The town is expensive in rent. So, if you only have a job or a huge bank account, Austin isn't so bad. But, without the coin, Austin can be pretty frustrating. The city is the most liberal place in Texas.
It's not your typical TX town. Its a lot more liberal than the rest of TX. Its a college town with good night life. Plus there is a lot of history
It is beautiful, has lots of wonderful places to visit, great educational facilities, living still inexpensive.

Although it is rapidly changing. Investors from California, New York, and Internationally are purchasing and flipping properties so quickly that the market is reaching it's breaking point. Some people are making their living just on the flipping of real estate. Little by little Austin will become unaffordable to the local residents (moderate to poor incomes), and it will become very like California with million dollar 1200 sq foot homes.

I am unhappy about this trend, and it is migrating up to points north like the Dallas Ft. Worth area. Already, since October 2003, land in Collin County could be purchased under $2000 per acre without utilities is now running $12,000 without utilities. I have been pushed out of the market, and I will not see my dream of owning land and having horses unless the real estate bubble "bursts", unfortunately.

Austin WAS ideal, but it's becoming a nightmare. Lots of their former citizens are moving to the Dallas area to avoid the escalating taxes and economic chaos. Austin now has a "view tax" that they are tacking on to properties. This is becoming an HOA for only the wealthy.
