Cost of property in Chennai is rising day by day.
Areas along ECR(East Coast Road), OMR(Old Mahabalipuram Road), Besant Nagar, Adayar are too high with IT Highways around. Cost of sq.feet - Rs.3,000-5,500.
Areas like Mylapore, RAPuram,Alwarpet,Triplicane, Nanganallur, Madipakkam, (Brahmins dominated) are high too.Cost of sq.feet - Rs.2,500-4,500.
Areas like Chromepet, Tambaram, Mudichur, Perungalathur, Guduvancheri - Nominal and affordable for a middle class/higher middle class. Cost of Sq.feet - Rs.1,500-2,500.
Dont ever think of buying one in North Madras like Perambur, Tondiarpet, Royapuram, Thiruvottiyur, Ennore...

Real estate prices have shot up to ridiculous levels.
Anywhere in core Chennai like T.Nagr,Adayar,Anna Nagr etc the rates are 5000-6500 Rs/sft. Little outlying areas like velachery,porur,perungudi etc will cost abt 2500-4000 /sft.
Rates are expected to cool off. So dont buy just now. It pays to wait a while.
