Buy or Rent in Denver ?

Travel Info
I am 30 years old and moving to Denver soon.
I am wondering if I should hold off buying and just rent a nice place for now.
I have about 175k in savings (hope my cross country move doesnt eat into it too much - lol)
Should I keep investing my savings and just rent for now ?
I am going to be very busy with work and taking on ownership again is a lot of work.
My family always says to own property but I think for now as a single busy girl I would rather just rent a swank pad while Im still single and having fun.

Good idea or not ?

Unless you are already really familiar with Denver/front range I would rent first. Your whole perspective of where you want to be could change after being here a while and you might decide a certain area is just not for you.

Property values are at an all time low and you will have your pick of the litter. You would honestly be foolish not to purchase. Even if you only put half down of what you have saved, you could find an awesome place! You wouldn't really even have to go with a fixer upper.

I can't give you my name but I have a totally awesome Realtor in the Denver area. She helped up buy our home as well as sell it. She is totally trust worthy, VERY dependable, is a real estate attorney (though she no longer practices law) and works hard for her money. Since you will be a single female that is new to the area, you will want someone with those traits. PLEASE, PLEASE give her a call. She will NOT steer you wrong.

I will tell you this, you can tell her, her "Canadian clients" gave you her name as a referral ( we recently moved from Colorado to Canada) and she will know exactly who we are! She is a super woman. Good Luck!

well i live in denver and its not cheap but there is alot of places to live it s all up to if you like upscale or just living compterful I would take a little time in buying hear look around frist the homes are more, apartments are in the range of 450 to 750 and the more uppie you go the higher it goes.
Rent at first so that you do not commit to an area. Get to know the town and what you like before you set about buying. After you are here for a while, and have a network of friends and co-workers, your buying decision will be a lot more informed.
I would rent for a period of time until you find out where you want to live. The Denver Metro area is pretty large and there are many different communities. Then once you decide where you want to be, buy.
You have a great amount saved up I say invest it in a place for sure, you could get a condo or loft downtown or in the Highlands (West of downtown) that is a great investment area and a hip place to hang out it in too with other professionals your age. I just bought a house in Denver and I'm only 27 and I have a lot less money than you :)

Just remember that housing prices always go up so grab something now while they are still low.
I recommend buying in the Hoffman Height neighborhood of Aurora, now. There is a new medical center complex going in across the street where Fitzsimmons Army Base used to be. It will be employing 30,000 people. I expect the houses in that neighborhood to double in value in 5 years and quadruple in value in 10 because the neighborhood is really well built (in the 1950's), the prices are low ($100 - $150K), and the neighborhood is currently marginal, but safe enough. I live in California and am looking to invest there.
