In what could be a crucial decision for Maharashtra鈥檚 Special Economic Zones (SEZs), the state government has not ruled out extending the Floor space Index (FSI) hike proposed for townships to SEZs.

Principal Secretary (housing) SS Kshatriya said: 鈥淲hile the hike was aimed to promote residential townships, the government may expand the scope to include SEZs, which are also townships. We have not ruled out the option.鈥欌€?br />
The main beneficiary, if the proposal is accepted, could be Mukesh Ambani鈥檚 Navi Mumbai SEZ (NMSEZ) which is spread over 2,140 hectares. NMSEZ already enjoys a global FSI of 1. The Special Planning Authority has not fixed the permissible FSI for Mumbai SEZ planned by Ambani.

Meanwhile, the government鈥檚 proposal in its draft housing policy to hike the FSI from 0.5 to 1 for township development may not have an immediate impact on property prices, realtors have said. It may add to the supply of housing stock and lead to infrastructure woes, they added. Townships admeasure a minimum 100 acres.

Housing experts believe the hike will give rise to high density development like witnessed in Kandivali, Santacruz, Khar and Mulund.

``The congestion would be immense if the government does not pay heed to infrastructure needs as there would be more pressure on parking and civic amenities,鈥欌€?said Pranay Vakil, chairman of global property consultants, Knight Frank. ``While higher FSI will add to the supply of required housing stock, I do not foresee any immediate dampening of property prices since the construction is spread over three to five years. One cannot predict the property price at that time,鈥欌€?he added.

Echoing Vakil鈥檚 view, Mukesh Patel of Neelkanth Developers said: ``As it is there is a lack of amenities like water supply within corporation limits. I wonder how the government plans to address the issue for townships constructed beyond that.鈥欌€?A housing official, however, said the government would provide full infrastructure to townships.
