Mandurah property hunt (wa residents only)?

what suburbs are good and what ones should we be avoiding, we are now spending upto $500K and would like the following

: 3-4 bedrooms
: 1-2 garage or double shed
: pool
: good sized backyard
: close to freeway for me to commute to Perth
: sea and beach views
: close to shopping and cafe's

so if you can please give me some advice from the above I would really appreciate it.
