Choose the zip code 95758 this is in Elk Grove, it is a growing city and now has its own city bus, their own fire department, their own police, etc. The school here are also top rated one of the top best in Sacramento, school facilities are brand new and the staff are really great. The Laguna West area is very nice, it is known for its lakeside community, beautiful parks, footpath, lovely greenery and friendly neighbors (like me). Apple Computer is in Laguna West as well as JVC. De Vry University just opened this year with the state of the art building. Going to downtown from here is a breeze just take I-5 and that will take you just about everywhere. What I like about the Laguna West area also is the afternnon breeze in the summer- it's glorious! The sky line and sunset are magnificent too.
The house prices vaires a lot, 2 doors away from me is a low set home she is selling for $399k (1400sq ft)near the corner is a two story home for $499k, (2800sq ft)the next street from us with lake, swimming pool, lake, (over 4,000sqft) decorators dream home for $837k. If you dont want lake home accross the road from me with two storey cost $300k + These homes were built around 6-8 years, really nice high ceilings, very modern. if you live in the city next to old town sac thats a nice area and they have beatifull apartmants there. also take in to consideration how much do you want to spend.you should search sacramento real estate and look through the internent.
anywhere in the downtown or midtown area are great places to live, meet people and plenty of places to go out!
The area, off of Madison. IHOP is there.
East of Sac, you have Folsom and El Dorado Hills... south, you have Elk Grove... and north, Antelope and Roseville are all very nice. It's not cheap, though. If you want cheap, then you have to go a little west to West Sacramento. It's still close to town, just not as nice as the others. I personally love the many nice homes downtown, but wouldn't want to live there because of the beggars. East Sac is ok, but good luck finding a place.
As a former resident of Sacramento(and soon to relocate back there again), it really depends on what you're looking for and how much rent you plan to pay a month. But I can tell you without hesitation where NOT to live:

1-Del Paso Heights
2-Rio Linda
3-Some parts of West Sacramento
4-Oak Park

Depending on what you're looking for, these areas are worth considering:

1-Anywhere close to CSUS
2-Downtown
3-Elk Grove(suburb of Sacramento)
4-Folsom(suburb)
5-Natomas area
