not very. i used to live there myself and i even had cameras and was in what i thought was a nice neighborhood. i got robbed 3 times!! I now live in Waxahachie , tx and i havent had any problems!!! its great and growing to!!!

As far as it goes, it's probably the safest part of what we call "The Valley", but to be quite honest, I wouldn't want to live there. They are improving the area, but if Texas is what you're interested in its a big state and rent is pretty reasonable all over.
