I'm moving to Oceanside, California to be near family, what can you tell me about the area?

Travel Info
I know real estate is pricey, what are the best (and safest) neighborhoods/cities for a single middle age woman? Does there seem to be any drop in housing costs recently? Also, who are the best employers in the area? Anyone know a good headhunter/recruiter I could contact?

Travel Tips
Oceanside is basically like every other city except there are more Marines, and there are some problems and some parts of the city are nicer than others, If your looking to buy I have a really nice Realtor that can help you out, but if your looking to rent try to rent in the Del oro area, or Carlsbad area, they are nicest, But like I said it fairly nice it's a lot nicer than other cities like say Escondido, or Beaumont.. (there are further Inland and In my opinion worse. But My mom was able to get a condo in nice area for about 340,000 For a 3 bedroom 2 bath place , but be expecting to pay about $700-$1500 for rent.. You can look on realtor.com and just see what some place are that are available and the asking prices

O'Side isn't that great a place to live IMHO. The upside is that it's on the water but there are a lot of gangs up there. I think it's generally safe, but it's not that nice. Carlsbad or Encinitas to the South or San Clemente to the North are much nicer, but more expensive. Vista and San Marcos are more inland (warmer), but they aren't great either.
There are a lot of jobs in Carlsbad these days. It depends on your profession. SD has a huge biomed industry, which pays well and has great benefits. Carlsbad is the home to Upper Deck, the baseball card people as well as some gold club manufacturers.

Housing costs as far as I can see aren't really dropping. Houses may take longer to sell, and you may have more leverage in negotiating a price, but the asking prices don't seem to be dropping at all.
Oceanside is lame.
Oceanside would be a horrible place to live. It is flooded with Marines that goof off and think they can't get into trouble, there are gangs, the people at the beach are usually crack heads, there is always police going up and down the streets, and the people are loud there. If the hotel prices are expensive the housing will be expensive. I perfer San Clemente to Oceanside. I only like Oceanside because you can get things off-base that you need for your uniforms and because of Bubble Tea.
I like it, we just went there for the week with my family, and no it is not over abundant with gangs, and it is not a bad city to live in, we are going to reloate to Oceanside within the next couple of months also, We liked the climate there, as it is alot cooler than living in the high desert of california, the rent is pricey, but i am sure you can find something within your budget.
