The house next door, a two-bedroom, two bath, two-car garage, 1200 square feet, but about 50 years old, sold for $850,000. It's now worth $950,000. You could, of course, go to a different not-so-nice neighborhood where prices might be cheaper. Others I would say minimum of $750,000 and I am guessing more... but it would depend on whether you wanted druggies for neighbors... when rent for a studio with no parking goes for $1500/month in decent neighbors in SF, take a guess what a house would cost! If you could find one, and garages are at a premium in San Francisco, I would expect you would be looking at a minimum of $650,000. A house down the street from mine was valued at $850,000. It's in an okay neighborhood, has only 2 bed and bathrooms, one car garage and is over 50 years old. Look to pay closer to a cool mil for a house that you are describing. There aren't really new homes in SF being built. There simply isn't space. Try the East Bay. |
