What are the average rental rates for 3 BR villas in a nice compound in KSA?

I'll be moving to Riyadh KSA next December (ISA) with my family. I heard that it can be tough, culture wise, and that life in a compound is more relaxed. But seems that the demand is high and there are long waiting lists... Any info regarding rental rates and waiting list delays will be appreciated.
